The project is located at the core area of the City of Niagara Falls, a well known tourism destination in the world, only a few hundred metres away from the Fallsview Indoor Waterpark and Casino Niagara. Both American Falls and Horseshoe Falls are within walking distance. The building will be the first sight visitors see upon crossing the border.

The 17-storey building will be used as a year around arts centre for ice sculpture exhibitions and gallery spaces, tropical garden exhibition spaces, retails shops, restaurants and hotel accommodation. The design of the lower levels focuses on the relationship between the commercial spaces to the street. Small retail shops and a generous entrance hall with escalators create a welcoming environment and convenient path for visitors to reach the second and third floor which houses the exhibition hall and restaurants. The building spans across Ontario Avenue to create the covered entrance and drop off area.
